Buying a condo when you have a dog isn’t just about finding a home you love. It’s about finding one that truly welcomes your four-legged family member too. Vancouver has lots of pet-friendly buildings, but every strata has its own bylaws, limits, and enforcement style.
Here are three steps that will protect you and your pup before you write an offer.
Step 1: Confirm the pet policy before you even book a showing
This sounds basic, but it saves so much time and heartbreak. Before we schedule a tour, I always confirm with the listing agent what the building allows and what the restrictions are.
Some buildings ban dogs entirely. Others allow only one pet, have size limits, or restrict certain breeds. If we clarify this upfront, you won’t fall in love with a place that doesn’t fit your real life.
Step 2: Review the strata bylaws and meeting minutes
If the condo checks your boxes, we go deeper. The strata bylaws spell out the rules: how many pets are allowed, whether there are size limits, what happens if there are complaints, and what fines can look like if rules are broken.
Then come the strata minutes. Minutes often reveal what’s really going on in the building, especially around pets: repeated barking complaints, elevator etiquette issues, enforcement patterns, or owners pushing to change pet rules.
What this means for you: you’re not just buying the unit. You’re buying into the building culture.
Step 3: Verify the policy with property management
Even if we have bylaws in hand, I like to double-check with the property manager. Bylaws can change, and sometimes the version in the document package is not the newest. A quick email or call can confirm the current rule set and give you peace of mind before you remove subjects.
This step is especially important if your dog is close to a size limit or if the bylaws are worded in a way that leaves room for interpretation.
